1. Agreement to Terms

UMe Agents provides a real estate website and communication platform used by real estate professionals. This website is branded as VA Real Estate Team and powered by UMe Agents.

By accessing or using this website and related services (collectively, the "Service"), you agree to be bound by these Terms of Service and our Privacy Policy. If you do not agree with any of these terms, you are prohibited from using or accessing this Service.

2. Description of the Service

The Service provides consumers with access to property search, listing information, inquiry forms, showing requests, saved searches, and related real estate communications facilitated by VA Real Estate Team through the UMe Agents platform.

UMe Agents is a technology platform. Unless expressly agreed in a separate written agreement, UMe Agents is not a real estate brokerage and does not act as your real estate agent, broker, or fiduciary.

3. Use License

Permission is granted to access and use the Service for your personal, non-commercial use in connection with real estate inquiries and related communications. This is the grant of a license, not a transfer of title, and under this license you may not:

• Modify or copy the materials except as permitted by the Service
• Use the materials for any commercial purpose or for any public display without authorization
• Attempt to reverse engineer any software contained in the Service
• Remove any copyright or other proprietary notations from the materials
• Scrape, bulk-download, republish, or misuse listing data except as expressly permitted

4. User Accounts

To access certain features of the Service, you may need to register for an account. You agree to:

• Provide accurate, current, and complete information during registration
• Maintain and promptly update your account information
• Maintain the security of your password and identification
• Accept all responsibility for activities that occur under your account
• Notify us immediately of any unauthorized use of your account

5. Listings, MLS Data, and Accuracy

Property listings and related market data displayed through the Service may be provided by MLS systems and other third-party data sources. Listing information is believed to be reliable but is not guaranteed. Prices, status, availability, square footage, and other details can change without notice and may contain errors or omissions.

Content on the Service — including listing information, market insights, calculators, and educational materials — is for general informational purposes only and does not constitute real estate, legal, tax, or financial advice.

Any agency, brokerage, or representation relationship you form is solely between you and the applicable real estate professional or brokerage. UMe Agents is not a party to purchase agreements, listing agreements, or other real estate contracts entered into through or as a result of the Service.

6. User Content

You retain ownership of any content you create, upload, or share through the Service ("User Content"). By submitting User Content, you grant UMe Agents a worldwide, non-exclusive, royalty-free license to use, reproduce, modify, and distribute your User Content solely for the purpose of operating and providing the Service.

You agree not to submit User Content that:

• Violates any law or regulation
• Infringes on the rights of others
• Contains harmful, offensive, or inappropriate material
• Contains false or misleading information

7. Prohibited Uses

You may not use the Service:

• In any way that violates any applicable law or regulation
• To transmit any malicious code, viruses, or harmful data
• To attempt to gain unauthorized access to any part of the Service
• To interfere with or disrupt the Service or servers
• To collect or harvest information about other users
• For any commercial purpose without our express written consent

8. Intellectual Property

The Service and its original content, features, and functionality are owned by UMe Agents and/or its licensors and are protected by international copyright, trademark, patent, trade secret, and other intellectual property laws. Site branding associated with VA Real Estate Team remains owned by the applicable brand owner.

9. Service Availability

We reserve the right to modify, suspend, or discontinue any part of the Service at any time, with or without notice. We shall not be liable to you or any third party for any modification, suspension, or discontinuance of the Service.

10. Limitation of Liability

In no event shall UMe Agents, VA Real Estate Team, or their directors, employees, partners, agents, suppliers, or affiliates be liable for any indirect, incidental, special, consequential, or punitive damages, including without limitation, loss of profits, data, use, goodwill, or other intangible losses, resulting from your use of the Service.

11. Indemnification

You agree to defend, indemnify, and hold harmless UMe Agents and its officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, and expenses, including without limitation reasonable legal and accounting fees, arising out of or in any way connected with your access to or use of the Service or your violation of these Terms.

12. Termination

We may terminate or suspend your account and access to the Service immediately, without prior notice or liability, for any reason, including if you breach these Terms. Upon termination, your right to use the Service will cease immediately.

13. Changes to Terms

We reserve the right to modify or replace these Terms at any time. If a revision is material, we will provide at least 30 days notice prior to any new terms taking effect. What constitutes a material change will be determined at our sole discretion.

14. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the jurisdiction in which UMe Agents operates, without regard to its conflict of law provisions.

15. SMS Messaging Terms

By voluntarily opting in to text messaging, you agree to receive SMS or MMS messages from VA Real Estate Team through the UMe Agents platform regarding your property inquiries, showing requests, saved searches, requested property updates, and related real estate communications.

Message frequency varies depending on your activity and requests. Message and data rates may apply.

Consent to receive text messages is not a condition of purchasing any property, product, or service. You may submit property inquiries and use our services without consenting to text messaging.

Mobile carriers are not responsible for delayed or undelivered messages. Delivery of text messages is subject to effective transmission by your wireless carrier and is not guaranteed.

You represent that you are the authorized user of the mobile number you provide. If your mobile number changes or is reassigned, you agree to notify us.
